About the Role
The Maintenance Supervisor oversees day-to-day maintenance operations to ensure the property is safe, functional, and well-maintained. This role is a hands-on, self-directed position requiring strong technical skills and the ability to problem solve and work independently.
The supervisor completes and oversees work orders, unit turns, troubleshooting, and preventative maintenance with minimal oversight. Technical expertise in HVAC, plumbing, electrical, carpentry, and general repairs is essential.
This position requires a self-starter who can diagnose issues efficiently and execute repairs correctly the first time. Regional Maintenance leadership will handle major vendor coordination and material ordering; however, the Maintenance Supervisor is responsible for identifying needs, communicating issues clearly, and maintaining property standards daily.
Key Responsibilities
Maintenance & Operations
- Complete and oversee daily work orders in a timely and professional manner
- Diagnose and troubleshoot HVAC, plumbing, electrical, and general maintenance issues
- Perform unit turns, including punch lists, repairs, and readiness inspections
- Execute preventative maintenance programs and routine property inspections
- Identify material needs and scope of work (Regional Maintenance handles ordering/vendors)
Safety & Property Standards
- Identify safety hazards and correct deficiencies promptly
- Maintain curb appeal and overall property standards
- Ensure compliance with local codes, safety regulations, and company policies
- Maintain organized maintenance shop and inventory controls
- Respond to emergency maintenance calls as needed
Communication & Documentation
- Communicate maintenance updates clearly with Property Manager and Regional Maintenance
- Support resident satisfaction through professional, solution-oriented service
- Document completed work accurately in property management software
Requirements
Experience & Skills
- Proven hands-on experience in multifamily or property maintenance
- Strong technical proficiency in HVAC, plumbing, electrical, carpentry, and general repairs
- Ability to troubleshoot, diagnose, and resolve issues independently
- Self-starter with strong problem-solving skills and minimal need for supervision
- Knowledge of preventative maintenance programs and unit turn processes
- Ability to prioritize workload and manage time efficiently
- Strong communication skills and professional resident interaction
- Basic computer proficiency for work order documentation
Certifications & Requirements
- EPA HVAC Certification (Universal preferred)
- CPO (Certified Pool Operator) Certification or ability to obtain within required timeframe
- Valid driver’s license and reliable transportation
