Project Manager – Residential Development (Commercial Construction Experience Required)
A widely known and highly reputable Residential Development Company specializing in the Build-to-Rent market is seeking an experienced Project Manager to oversee field operations and ensure successful delivery of projects. While our expertise lies in residential communities, we are specifically seeking candidates with a commercial construction background, given the scale, complexity, and fast-paced nature of our developments.
The Project Manager will be responsible for coordinating design, preconstruction, and construction activities while managing both internal teams and external contractors. This individual will be held accountable for key performance indicators including cost, quality, and schedule across all horizontal and vertical construction activities.
Key Responsibilities
- Lead internal and external resources in the safe execution of civil and vertical construction work.
- Oversee project budgets, schedules, and scopes to minimize downtime, ensure quality, and control costs.
- Manage buyouts, subcontractor negotiations, and contract administration.
- Review project scopes, change orders, and pay applications; communicate effectively with senior leadership.
- Process RFIs, submittals, and change orders in a timely manner.
- Ensure all work follows project plans, specifications, company standards, and quality requirements.
- Monitor, track, and report on project progress, delivering both weekly and monthly updates.
- Manage and communicate scope, schedule, and cost changes with stakeholders.
- Ensure compliance with all local, state, and federal building codes, inspections, and safety regulations.
- Oversee closeout activities including punch lists, warranty documentation, and turnover packages.
- Foster strong relationships with municipalities, jurisdictional authorities, and neighboring stakeholders.

- Proven ability to drive process improvements and streamline operations
- Excellent communication, leadership, and organizational skills
Qualifications
- Valid driver’s license and reliable transportation
- 10+ years of construction experience as a Project Manager, Superintendent, or in a similar leadership role
- Proven background in commercial construction with the ability to adapt skills to large-scale residential development projects
- Experience managing multiple projects and staff simultaneously
- Mastery of IBC building codes and knowledge of residential compliance standards
- Strong understanding of MEP systems, sitework, and vertical construction techniques
- Proficiency in project management tools such as Procore, Smartsheets, Primavera, and MS Office Suite
- Ability to thrive in a fast-paced environment with minimal supervision
- Flexibility to work varied hours, including some weekends and travel as required
