Position Overview:
As the Property Manager, you will be responsible for overseeing all operations of the property, ensuring the property is well-maintained, and achieving financial performance goals. You will work closely with the Regional Manager and upper management to ensure the property meets performance and occupancy targets. The ideal candidate will have prior real estate management experience, a strong background in AppFolio, and the ability to lead a team to success. This is a hands-on role, and we are looking for a highly organized, driven, and goal-oriented individual.
Key Responsibilities:
- Property Oversight: Manage day-to-day operations of the property, ensuring that it runs smoothly and efficiently.
- Team Management: Supervise and provide guidance to the maintenance staff and leasing agent, ensuring high performance and a collaborative work environment.
- Leasing & Marketing: Develop and implement marketing strategies to attract and retain residents, ensuring occupancy and rental goals are met.
- Financial Management: Monitor and manage property budget, expenses, and revenue, with a focus on increasing profitability. Approve and track vendor contracts and maintenance expenses.
- Resident Relations: Serve as the primary point of contact for residents, ensuring high-quality service, addressing concerns, resolving complaints, and maintaining strong relationships.
- Collections & Payments: Ensure strong collections of rental payments and enforce lease terms regarding rent payment deadlines.
- Maintenance Coordination: Oversee maintenance operations and ensure timely response to service requests.
- Compliance & Documentation: Ensure the property is in compliance with all federal, state, and local regulations, including fair housing laws. Maintain accurate documentation for leases, payments, and communications.
Key Qualifications:
- Required: Minimum 2 years of prior real estate management experience, preferably with a focus on multifamily properties.
-Affordable housing experience preferred.
- AppFolio experience is highly preferred.
- Strong leadership skills with the ability to manage a team of maintenance staff and leasing agents.
- Goal-oriented, with the ability to develop and execute strategies to meet occupancy and financial goals.
- Must be highly organized, detail-oriented, and able to manage multiple tasks effectively.
- Proven ability to build and maintain strong relationships with residents and vendors.
- Strong understanding of fair housing laws and property management regulations.
- Must be an aggressive self-starter who is comfortable taking initiative and driving results.
- Excellent written and verbal communication skills.
- Team player, with the ability to work effectively with upper management and other team members.
Compensation & Benefits:
- Base Salary: $45,000 - $54,000 per year, depending on experience
- Bonus Potential: Bonuses could bring total compensation up to $60,000 per year based on performance

Schedule & Location:
- Full-time: Monday to Friday (8-hour shift), with on-call availability for emergencies.
- Location: property in Clarkes County GA (on-site only).
