Commercial Facility Manager - Building Maintenance
Job Type: Full-Time, On-Site Position
Schedule: Monday–Friday, 8-hour shifts (flexible between 7:00 AM – 6:00 PM)
Salary: $60,000–$80,000 annually (based on experience)

Position Overview
Join La Vaquita Flea Market as our Commercial Facility Manager , where you'll lead comprehensive building maintenance operations and facility management for our thriving retail destination. This strategic leadership role combines commercial property management, building maintenance expertise, team leadership, and capital project oversight to ensure optimal facility performance and operational excellence.
As a key member of our operations team, you'll be responsible for maintaining safe, compliant, and efficiently operating commercial facilities that support both our team and customers. We're seeking a proactive leader with strong commercial building experience who excels at problem-solving, takes ownership of complex challenges, and leads through clear communication.
EOS Environment: We operate using the Entrepreneurial Operating System (EOS). Experience with EOS tools including Rocks, Scorecards, and Level 10 Meetings is highly valued.
Core Responsibilities
Commercial Building Operations & Maintenance
- HVAC Systems Management: Oversee commercial HVAC maintenance, repairs, and optimization for multi-zone retail environment
- Electrical & Plumbing Systems: Manage commercial electrical systems, lighting, and plumbing infrastructure maintenance
- Building Envelope Maintenance: Maintain roofing, exterior walls, windows, and structural components
- Preventive Maintenance Programs: Develop and execute comprehensive maintenance schedules for all building systems
- Safety & Compliance: Ensure compliance with commercial building codes, OSHA requirements, and local regulations
- Building Performance Monitoring: Track energy usage, system efficiency, and identify cost-saving opportunities
Leadership & Team Management
- Lead internal maintenance team and coordinate with external contractors and vendors
- Drive accountability and performance using EOS methodologies and tools
- Conduct regular one-on-one meetings and quarterly performance reviews
- Foster continuous improvement culture and operational excellence
- Bilingual Communication: Effectively communicate with diverse team members and vendors in English and Spanish
Facilities Infrastructure Management
- Oversee maintenance, repairs, and upgrades for all facility systems including HVAC, plumbing, electrical, and structural components
- Ensure building cleanliness, safety, and regulatory compliance
- Monitor facility performance metrics and implement improvement initiatives
- Manage facility security systems and access controls
Capital Projects & Construction Management
- Plan and execute commercial building improvement projects, renovations, and infrastructure upgrades
- Coordinate with general contractors, subcontractors, and regulatory agencies
- Manage project budgets, timelines, and quality standards
- Ensure all construction work meets building codes and permit requirements
- Oversee space reconfigurations and tenant improvement projects
Vendor & Contract Management
- Manage service contracts for landscaping, janitorial, IT support, waste management, and specialized maintenance services
- Monitor vendor performance against established service level agreements
- Negotiate contract renewals and evaluate new service providers
- Identify cost optimization opportunities while maintaining service quality
Required Qualifications
Essential Experience
- Commercial Building Experience: Minimum 5 years hands-on experience managing commercial buildings, retail facilities, or mixed-use properties (REQUIRED)
- Facility Management: Proven track record in facilities management or commercial property operations
- Leadership Experience: Demonstrated success leading maintenance teams and managing performance
- Technical Expertise: Working knowledge of commercial HVAC systems, electrical distribution, plumbing, and building automation systems
- Project Management: Experience managing construction projects, renovations, or capital improvements
- Maintenance Management: Experience with preventive maintenance programs and building system optimization

- Spanish Language Proficiency: Bilingual Spanish/English communication skills preferred to effectively manage diverse maintenance teams and communicate with Spanish-speaking vendors and contractors
Professional Certifications
- Facility Management Certifications: CFM (Certified Facility Manager), FMP (Facility Management Professional), or similar
- Building Systems Certifications: HVAC, electrical, or building automation certifications
- Project Management: PMP, construction management, or related certifications
Additional Experience
- Experience working in EOS (Entrepreneurial Operating System) environment
- Background in retail facility management or flea market operations
- Knowledge of commercial building codes and regulatory compliance
- Experience with building energy management and sustainability programs
- Familiarity with commercial property maintenance software (Corrigo, ServiceChannel, etc.)
