Position Summary

The Commercial Loan Closer is responsible for managing approved loan transactions from credit approval through funding and boarding. This role focuses on SBA and conventional commercial loans and serves as the primary point of coordination between internal teams, borrowers, and external closing attorneys to ensure accurate, timely, and compliant loan closings.

This is a hands-on closing role with no post-closing servicing responsibilities beyond final document receipt.

Key Responsibilities

• Take ownership of loan files once credit approval is obtained and prepare them for closing
• Manage and coordinate the closing process for SBA and conventional commercial loans (approximately 50/50 mix)
• Serve as the primary liaison with approved external closing attorneys
• Communicate approved loan terms and required documentation to attorneys and borrowers
• Collect and review all required closing items, including:
• Insurance binders
• UCC filings
• Recorded deeds and collateral documents
• Review attorney-prepared loan documents to ensure accuracy, completeness, and adherence to approved terms
• Identify and resolve discrepancies or issues prior to funding, escalating as needed
• Work collaboratively with lenders, lending assistants, portfolio managers, and national closing management
• Ensure loans are properly boarded and all recorded documents are received post-closing
• Transition completed files to portfolio management once closing requirements are satisfied

What This Role Does Not Include

• No loan servicing or ongoing portfolio maintenance
• No SBA E-Tran, SOP, or PLP preparation (handled by underwriting)
• No document generation or printing (attorney-prepared documents only)

Required Qualifications

• Mandatory: Prior SBA loan closing experience
• Strong experience closing commercial loans (SBA and/or conventional)
• Solid understanding of commercial loan documentation and collateral requirements
• Experience working with external attorneys on commercial closings
• High attention to detail with the ability to catch and correct document errors
• Strong communication and organizational skills
• Ability to manage multiple closings simultaneously in a fast-paced environment

Preferred Qualifications

• Experience closing SBA 7(a) loans
• Prior experience in a bank or financial institution environment
• Familiarity with Georgia commercial lending practices

Work Environment

• Full-time, in-office position
• Flexibility to work from one of two Georgia-area office locations

Compensation & Benefits

• Salary Range: Approximately $80,000 – $100,000 (commensurate with experience)
• Discretionary annual bonus based on individual and bank performance
