We are seeking an Assistant Manager to assist the Property Manager with day-to-day management and leasing operations at our newly developed luxury residential property, BRYKS, in Atlanta, GA. BRYKS is a premier luxury apartment community located in Atlanta’s desirable Upper Westside neighborhood. This exciting new development consists of 576 apartments, all of which feature high-end finishes and a unique amenity package. Responsibilities include but are not limited to:- Uses monthly late notices, 5-Day Demand for Payments, and other means of communication to collect past due rental balances. Reviews delinquencies and helps direct course of action for collections.
- Enters vendor payable invoices into accounting software and sends batches to corporate by established deadline.
- Supports and participates in leasing activities, including but not limited to touring prospective residents, processing applications, and preparing leases while following all regulatory guidelines.
- Coordinates the renewal process by preparing lease renewals and contacting residents to discuss renewal options.
- Provides timely and professional responses to resident issues and inquiries.
- Participates in the annual management plan and budget for assigned property with the established goals and objectives of the owner.
- Assists in the preparation of required leasing reports and financial reporting package for ownership.
- Assists in oversight of other property personnel relative to assisting residents, answering questions, and monitoring front line management issues. Directs employees and exercises discretion and independent judgement, particularly in absence of Property Manager.
- Oversees engineering, maintenance, and security operations. Conducts building inspections and implements procedures to correct deficiencies.
- Supervises vendors, determines acceptable performance, and resolves issues. Negotiates pricing and administers contracts based on company’s established standards.
- Works with third-party provider and maintains certificates of insurance to ensure proper insurance for vendors and residents.
- Assists in move-in / move-out process.
- Coordinates resident events and sends out communication to residents.
Qualified candidates will have a Bachelor's degree plus minimum 3 years' related experience, or equivalent combination of education and experience. Residential leasing experience with proven, exceptional closing skills required, in addition to a solid understanding of accounting and financial concepts. Individual should have knowledge of Microsoft Office and Yardi software programs.
The hourly rate for this position is based on level of experience and ranges between an hourly rate of $30.00-32.19 + commission and bonus eligibility.On-site employees at Golub’s residential assets are the face of the Company for our residents, providing high quality customer service and demonstrating Golub’s Shared Values in their interactions with current and prospective residents.
