Location: Atlanta, GA
Our client is a Real Estate Investment and Asset Manager with a strong portfolio of Office, Retail and Multifamily properties in key markets across Georgia.
They engaged BraveView to find them a Director of Operations who will be responsible for developing and managing an internal team to provide high quality exterior services to a portfolio of seven properties owned and/or managed by our client. These services include Landscape Maintenance, Porter Services and other exterior property maintenance services that can be offered such as light replacements, pressure washing, basic repair, preventative maintenance, light construction, painting and other services that improve the overall condition of the asset.This position will implement policies and procedures, will manage the crews directly, set objectives, measure performance by establishing KPI’s, manage the schedule, manage labor hours, establish crew routing, define equipment needs, identify vendors, cross train employees on best practices and safety and will be in charge of the delivery of services for a portfolio of Office, Retail and Multifamily properties in the greater Atlanta market.
This position will complete activity reports and provide the executive team with he overall monthly performance of this department.
An ideal candidate will be someone who has a landscape operational background having provided similar services with success for commercial properties. They will be experienced with understanding the goals set forth by management and will be responsible for identifying the best way to achieve goals. The client wants to hire someone who can input their ideas to provide measurable results based on high quality, consistency and safety while doing it in a cost efficient way.
Responsibilities:
Develop, coach, and lead the facility operations team.
Develop, coach and lead facility team to identify additional maintenance opportunities.
Create schedules, assign tasks, oversee work completion across properties.
Perform inspections and risk assessments to identify maintenance needs proactively.
Understand base scope of work by property. (Landscaping, portering, lamping, extras).
Oversee repairs and facility improvement projects like irrigation, electrical plumbing .
Oversee preventative maintenance program.
Implement safety standards and ensure the protocols are followed.
Maintain superior customer service relationships with clients and coworkers.
Track metrics on operational performance and maintain costs.
Support property acquisition and growth plan.
Collaborate with HR, engineering, and other added teams to support functions.
Compensation and Benefits: Base Salary ranging from $130-140k annually with bonus up to 15%, Company Vehicle and Gas Card, Health, Vision and Dental Insurance, 401k Match, Cell Phone, Lap Top, PTO of 2 weeks plus National Holidays.
A Candidate must have a clean Drivers License and pass a Drug Test and Criminal Background Check.
