As a Groundskeeper / Punch Technician at The Preston, you will play a dual role in maintaining the propertys exterior and ensuring vacant apartment homes are clean, functional, and ready for new residents. This role is essential to creating strong first impressions, supporting resident satisfaction, and upholding Axias commitment to quality and professionalism. You will work closely with the maintenance and office teams to maintain curb appeal, assist with make-readies (punch lists), contribute to a safe, clean, and welcoming environment across the property, and perform other tasks as assigned by the Maintenance Supervisor or Community Manager. Qualifications:
- Prior experience in groundskeeping or general maintenance, preferably in multifamily housing or commercial properties
- Ability to work outdoors in various weather conditions and lift up to 50 lbs
- Self-motivated with strong attention to detail and a commitment to property cleanliness and safety
- Basic knowledge of tools and maintenance procedures is a plus
- Pool maintenance experience or certification is a bonus
- Reliable transportation and the ability to work a flexible schedule as needed
- Strong communication skills and a team-first attitude
Grounds & Community Appearance
- Maintain the cleanliness and curb appeal of the property, including parking lots, sidewalks, breezeways, mail areas, and common spaces
- Remove trash, debris, and pet waste daily from all public and recreational areas
- Maintain trash enclosures and report overflow or damage
- Power wash sidewalks and breezeways as needed
- Assist with light cleaning of interior corridors, entryways, and shared facilities
- Care for property landscaping by watering, trimming, and maintaining grass, flower beds, and shrubbery
- Operate blowers, mowers, trimmers, and other landscape equipment safely and responsibly
- Maintain cleanliness and functionality of outdoor amenities such as pools, firepits, grilling areas, and pet parks
- Support seasonal responsibilities including ice/snow removal and weather preparation
- Assist with the turnover of vacant units by completing minor repairs and touch-ups
- Perform basic painting, patching, caulking, hardware adjustments, and fixture replacements
- Install mini blinds, doorstops, switch plates, and other standard unit hardware
- Replace air filters, test smoke detectors, and ensure unit cleanliness and readiness
- Notify Maintenance Supervisor of major issues needing escalation during unit prep
- Immediately report maintenance needs, hazards, or unusual activity to the appropriate team member
- Assist with inventory tracking and organization of tools, parts, and supplies
- Support posting of resident notices as needed
- Follow all Axia safety protocols, including OSHA standards and PPE use
- Collaborate closely with the maintenance and leasing teams to ensure readiness for move-ins and tours
- Prior experience in landscaping, janitorial, or apartment punch work preferred
- Basic knowledge of maintenance tools and materials (e.g., paint, caulk, hand tools)
- Ability to safely operate landscaping and light maintenance equipment
- Strong attention to detail and pride in workmanship
- Physically able to lift 50 lbs, bend, kneel, and work outdoors in varying weather conditions
