Facilities Maintenance Service Supervisor
Summary Objective
The purpose of this position is to coordinate the operations of maintenance repair, renovations, and construction of city buildings and facilities. Work is performed under the direction of the Director of Public Services.
This class works independently, under limited supervision, reporting major activities through periodic meetings.
Essential Functions
The essential functions listed below are those that represent the majority of the time spent working in this class. Management may assign additional functions related to the type of work of the class, as necessary.
- Reviews work orders and prioritizes building maintenance projects and requests; meets with department directors to discuss building maintenance needs and scheduled projects; identifies and obtains the correct tools, materials and supplies; assigns work to contractors or staff; and inspects work in progress. Processes completed work orders.
- Assists with project planning and management; determines priorities among departments and develops work schedules; prepares cost estimates, work plans, and requisitions materials for construction, repair and renovation project; meets with contractors to discuss proposals; notifies utility companies of project locations; follows up on locating utility lines; and prepares work orders.
- Provides assistance and instruction, as needed, to ensure maintenance and/or construction is performed according to plans and specifications.
- Ensures the assigned vehicles and equipment are properly maintained and repaired and serves as safety person for the department. Meets with the State elevator inspector as needed and for scheduled inspections and oversees annual contractors for maintenance.
- Inspects and maintains playground equipment and spray park, checks, and maintains chlorine levels, performs equipment safety inspections.
- Supervises contractors and employees engaged in building maintenance and repair work; develops work schedules ; assigns work; provides guidance, training and direction; reviews work and evaluates job performance.
- Provides assistance and instructions, as needed, to ensure maintenance and/or construction is performed according to plans and specifications.
- Confers with internal staff and contractors reading blueprints, sketches, schematics, and estimates, calculates orders. Provides directions to less experienced personnel.
- Reports any safety hazards to the supervisor.
- Operates a city vehicle in the performance of duties.
- Responds to and participates in emergency calls.
- Performs related work as assigned.
Minimum Education and Experience Requirements:
- High School graduation or GED equivalent.
- Five (5) years’ experience performing buildings maintenance work; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for the job.
- Preferred HVAC and/or Electrician certifications.
Physical Demands:
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
- Performs medium work that involves walking, standing, stooping, jumping, lifting, digging, pushing, and raising objects and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.

Bright/dim light; Dusts and pollen.
Extreme heat and/or cold; Wet or humid conditions.
Extreme noise levels, Animals/wildlife.
Special Certifications and Licenses
Must possess and maintain a valid state driver's license with an acceptable driving record.
