Project Manager – Retail & Commercial Construction ($5M–$25M) | National Travel
Lead full-cycle delivery of ground-up commercial construction projects ranging from $5M–$25M. This role owns the complete lifecycle from preconstruction and estimating through final turnover, managing budgets, schedules, subcontractor procurement, and client coordination. You will work closely with site superintendents to ensure successful execution across all phases of construction.

What You'll Do
- Preconstruction & Estimating: Assemble comprehensive, independent estimates and project budgets; read and interpret complex construction plans and specifications to define full project scope.
- Procurement & Buyout: Lead the full subcontractor procurement process, including vendor selection, scope review, contract administration, and insurance and bonding reviews.
- Project Controls: Process submittals, RFIs, change order proposals, and pay applications with high attention to detail.
- Financial Management: Prepare monthly cost projections forecasting total estimated costs at completion; verify work-in-place quantities.
- Schedule Oversight: Build, monitor, and update project schedules, proactively addressing potential delays to maintain milestones.
- Field & Leadership Support: Collaborate directly with superintendents to resolve field issues, plan interpretation questions, and sequencing challenges.
- Relationship Management: Maintain strong working relationships with owners, architects, and engineers to ensure project success and foster long-term partnerships.
- National Travel: Willingness to travel nationally as project needs require, including extended time on active job sites.
What We're Looking For
- Commercial PM Experience: 5+ years of experience as a Project Manager in commercial construction, specifically managing ground-up projects in the $5M to $25M range.
- Estimating Proficiency: Strong hands-on estimating background; you must be proficient in independently assembling comprehensive project estimates. Prior experience in an Estimator role is strongly preferred.
- Technical Literacy: Experience with web-based project management solutions and construction scheduling software.
- Operational Capability: Proven ability to multitask and manage multiple active projects simultaneously in various states of construction.
- Communication: Excellent verbal and written skills for interfacing with internal teams, clients, and suppliers.
- Travel Readiness: Willingness to travel nationally as project needs require, including extended time on active job sites.
