Director, Debt Asset Management
Peachtree Group is a privately held, fully integrated real estate investment management, lending and servicing platform. Position Overview
The Director of Debt Asset Management will lead the strategic oversight, performance optimization, and risk management of Peachtree Group’s debt investment portfolio. This role is responsible for managing a diverse portfolio of real estate-backed loans, ensuring assets are performing in line with underwriting expectations, and developing proactive strategies to mitigate risk, maximize returns, and support the company’s lending and investment objectives.
The ideal candidate will bring strong analytical and credit skills, extensive experience in commercial real estate finance, and a proven ability to manage loan performance, borrower relations, and complex asset-level issues. This individual will collaborate closely with the lending, servicing, legal, and investment teams to drive portfolio success.
Key Responsibilities
- Oversee the performance of a growing portfolio of debt investments, including bridge loans, mezzanine loans, preferred equity positions, and other structured finance products.
- Monitor asset- and market-level performance to ensure compliance with underwriting assumptions and loan documentation.
- Develop and implement strategies to maximize asset value, enhance returns, and mitigate portfolio risks.
- Track and report on key performance indicators, loan metrics, and market conditions impacting the portfolio.
- Maintain strong relationships with borrowers, sponsors, and property managers to ensure open communication and timely reporting.
- Conduct regular asset reviews, site inspections, and performance meetings with borrowers.
- Work closely with internal servicing and legal teams to address covenant compliance, loan modifications, extensions, and workouts when necessary.
- Identify underperforming or at-risk assets and lead corrective action plans.
- Prepare detailed credit and asset management memos for internal committees.
- Evaluate market trends, economic factors, and property performance to inform strategic decision-making.
- Partner with the lending and investment teams on underwriting, structuring, and closing new investments.
- Provide mentorship and leadership to junior asset managers or analysts.
- Contribute to the continuous improvement of asset management processes, systems, and reporting tools.
Qualifications Required
- Bachelor’s degree in Finance, Real Estate, Accounting, Business, or related field.
- 7–10+ years of experience in commercial real estate debt asset management, loan servicing, underwriting, or related discipline.
- Deep understanding of loan structures, credit analysis, real estate valuation, and financial modeling.
- Experience managing a portfolio of complex commercial real estate loans.
- Strong negotiation skills and experience with loan modifications, workouts, and restructurings.
- Excellent analytical skills, attention to detail, and proficiency in Excel and financial modeling tools.
- Outstanding communication and relationship management abilities.
- Experience with hospitality assets or hotel-backed loans.
- Knowledge of portfolio management software and loan servicing systems.
