Job Description

Join a Team That Takes Ownership of Every Detail

Champion Pines is looking for an Assistant Property Manager who's ready to take the next step in their career. You'll work alongside the Community Manager to run the operations of a twenty-one-acre sprawling and vibrant community — touching everything from leasing and resident experience to financial reporting and team leadership. If you love a fast-paced environment where no two days are the same, we want to meet you.

This is a role with real ownership and a clear path to a Community Manager seat.

What You'll Do
  • Lease, renew, retain: You'll tour prospects when leasing is busy, run the renewal process from notice to signature, and personally handle the resident issues that need a manager's touch. Your fingerprints will be on every retention win.
  • Drive financial performance: You'll own daily ledger management, lead the delinquency process, and partner on monthly variance reporting and budget season. You'll learn to read a P&L like an owner — and you'll have the numbers to back up the recommendations you make.
  • Keep the operation humming: From coordinating maintenance work orders to managing vendors to walking the property and catching what others miss — you're the operational backbone. When the Community Manager is out, you step in seamlessly.
  • Grow into leadership: You'll mentor leasing consultants, lead team meetings when asked, and build the management skills that prepare you for your next role.

Requirements

  • Minimum of 2 years of experience in multifamily property management required;
  • Prior experience as an Assistant Property Manager is strongly preferred.
  • Proven ability to independently manage a residential community and step in for Property Manager responsibilities when needed.
  • Experience managing operations across multiple sites or communities is strongly preferred.

Education

  • High school diploma or equivalent required; college coursework or a degree is preferred but not required.

Skills & Attributes

  • Proficiency with property management software such as AppFolio, Yardi, etc.
  • Availability to be on-site 5 days per week and willingness to work 1-2 weekends per month.
  • Strong operational knowledge of multifamily property management practices.
  • Excellent leadership, problem-solving, and multitasking abilities.
  • Exceptional customer service and communication skills, both verbal and written.
  • Highly organized, detail-oriented, and able to prioritize tasks effectively in a fast-paced environment.
  • Tech-savvy and comfortable working with CRM, leasing systems, and other digital tools.
  • Working knowledge of Georgia landlord-tenant law and multifamily property management standards.

Physical Requirements

  • Ability to sit, stand, and walk for extended periods of time throughout the workday.
  • Ability to climb stairs and access all areas of the community, including unit interiors, during property walks and inspections.
  • Ability to occasionally lift and/or move items up to 25 lbs. (e.g., leasing collateral, packages, office supplies).
  • Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.

Benefits

  • Competitive hourly rate: $26-28 per hour plus generous commission
  • Comprehensive benefits package: including medical, dental, and vision insurance, 401(k), and paid time off (PTO).
  • Opportunities for professional development and career growth within the GUARDIAN portfolio of communities.

Equal Opportunity & Background Check Statement

  • We are an equal opportunity employer and make employment decisions without regard to age, race, sex, sexual orientation, religion, national origin, gender, gender identity, disability, veteran status, genetic information, or other protected class.
  • Our locations are drug-free. Background checks are required before employment begins; where required by applicable law, any decision based on background check results will follow an individualized assessment process.
