managed communities. We are seeking a licensed, relationship-driven Community Association
Manager (CAM) to serve as the primary point of contact for a portfolio of associations — advising
boards, coordinating vendors, and making sure every community feels supported and well cared
for. Job Title and Overview
The Community Association Manager (CAM) is the trusted advisor and day-to-day leader for a
portfolio of community associations. In this role, you will build long-term relationships with boards,
advocate for your clients, coordinate vendors and internal specialists, and ensure each
association’s management agreement is fully delivered. You will draw on your CAM expertise and
AIO’s specialist-supported model to help boards achieve their goals while keeping homeowners
informed and communities running smoothly. Essential Job Functions
Client Retention & Board Relationships
- Develop and retain long-term relationships with the associations in your account portfolio.
- Provide administrative, operational, and management services to clients.
- Advise board members based on AIO’s best practices and your experience as a licensed CAM.
- Use your position as a trusted advisor and client advocate to strengthen AIO’s reputation.
- Seek estimates and proposals, as directed by clients.
- Complete your assigned task list on time.
- Execute and enforce all internal AIO strategies and policies.
- Advise the board when changes to AIO strategies may be needed.
- Provide updated strategies to the applicable internal departments.
- Act as the primary connection between clients, vendors, and internal departments.
- Develop and maintain relationships with industry vendors.
- Ensure communication flows smoothly between all internal departments and stakeholders.
- Use vendor portal to request proposals and work orders.
- Publish reviews in vendor portal.
- Obtain the number of bids requested by the board from industry vendors, in accordance with each association’s management agreement.
- Provide the AIO monthly manager report to each association’s board in your portfolio.
- Keep records and maintain a calendar of key dates.
- Understand and ensure all aspects of AIO’s management responsibilities are fulfilled for each association in your portfolio.
- Attend board meetings in accordance with each association’s management agreement.
- Attend annual meetings in accordance with each association’s management agreement.
- Create the draft budget, confirm the final budget, and distribute it to residents according to the association’s governing documents.
- Use your experience, expertise, network, and knowledge to assist the board in the management, supervision, control, and administration of the association to achieve the board’s objectives.
- Serve and appear as a witness for the association in any litigious matter.
- Maintain your CAM license in accordance with the Georgia Real Estate Commission (GREC).
- Pursue continuing education and grow your knowledge of the CAM industry.
- Attend Community Associations Institute – Georgia (CAI-GA) events.
Required
- Active Georgia Community Association Manager (CAM) license issued through the Georgia Real Estate Commission (GREC). We will also consider strong candidates who are willing and able to obtain their CAM license.
- Valid driver’s license and reliable transportation for site visits, board meetings, and annual meetings.
- Strong communication and relationship-building skills with boards, homeowners, and vendors.
- Highly organized, with the ability to manage a portfolio of associations, deadlines, and key dates.
- Comfortable serving as a trusted advisor and advocate, and exercising sound judgment on behalf of the board.
- Experience in community association, HOA, or property management.
- Familiarity with industry management software (for example, CINC, Vantaca, or VMS).
- Active involvement in the Community Associations Institute – Georgia (CAI-GA) chapter.
