What You’ll Do
- Oversees operational and financial management of 5-6 apartment communities within the Southeast
- Ensures occupancy targets are achieved through leasing and resident retention
- Creates value for owners through meeting NOI and revenue goals
- Partners with regional facilities and maintenance teams to ensure physical assets are operating at peak performance levels
- Oversees and contributes to annual budget process
- Maintains a general knowledge of any transaction in markets under management
- Proactively builds and maintains strong relationships with vendors and business community in markets under management
- Ensures operational execution yields consistently strong resident satisfaction survey results
- Supports execution of proactive and timely reputation management strategies via social media – ratings, reviews, responses
- Ensures each property provides/builds value for the owner
- Effectively leverages talent within portfolio, promoting from within while supplementing with new talent
- Leverages a succession plan to develop talent and anticipates needs
- Actively participates in the hiring process
- Empowers managers to work collaboratively to accomplish business goals and establish best practices
- Manages performance issues in a timely and effective manner
- Fosters a diverse and inclusive workplace
- Works closely with property teams in the implementation and execution of corporate programs that yield alignment
- Contributes to creation of and ensures execution of marketing plans for communities within assigned portfolio
- Possess thorough knowledge of competitive properties and market knowledge of all assets in portfolio
What You’ll Need
- HS diploma required. Bachelor’s degree from four-year college or university; minimum 3 years related experience, or equivalent combination of education and experience
- 5 - 7 years of people management experience
- 3 - 5 years of experience in multifamily property management required, lease-up experience a plus
- Owner and/or 3rd party management experience required
- Proficiency with property management software platforms, preferably Yardi
- Strong, positive, motivational leadership style in managing multiple teams to success
- Strong communication and presentation skills
- Proven track record of ability to build consensus among diverse stakeholders
- Strong financial aptitude and analytical skills
- Regular travel throughout portfolio is expected as well as monthly “as needed” visits to corporate office
What’ll Set You Apart
- CAM, ARM or CCRM designations are a plus as is a college degree.
Physical Activities and Work Environment
- Requires frequently being on your feet; may regularly climbing stairs to access upper floor apartments.
- Requires working indoors (majority of time); may require working outside in various weather conditions.
